The first 48 hours decide most of it
What happens immediately after water reaches a floor matters more than anything a contractor does later. Standing water needs to come up fast, and the space needs airflow and dehumidification. Wood that is dried steadily and evenly has a genuine chance of returning close to flat.
The mistake that costs floors is acting too quickly on repairs. A cupped floor looks alarming and the instinct is to sand it flat right away. Sanding a floor while it is still swollen removes wood from the raised edges, and when it finally dries and shrinks you are left with a crowned floor and less thickness than you started with. Dry first, assess second.
Cupping, crowning, and buckling
Cupping is when board edges rise higher than centres, because the underside has absorbed more moisture than the top. It is the most common water damage we see and it is frequently reversible. Given weeks of controlled drying, many cupped floors settle back down far enough that a normal refinish handles the rest.
Crowning is the opposite, centres higher than edges, and it is often self inflicted by sanding a cupped floor too early. Buckling is the severe case, where boards have lifted clear of the subfloor entirely. Buckled boards have usually failed their fastening and generally need replacement in the affected area.
Staining and what it tells you
Light grey or tan discolouration is usually shallow and sands out with a normal refinish. It is the finish and the very top of the wood that has been affected.
Black staining is different and it is a warning. Black usually indicates either mould growth or a reaction between water, tannins in the wood, and iron from fasteners. That discolouration typically runs deep into the board. Sanding will not remove it, and if it is mould there is a health consideration that outranks the cosmetic one. Black stained boards are usually replacement candidates.
Solid versus engineered
This is the single biggest factor in whether a water damaged floor is salvageable. Solid hardwood is one piece of wood throughout. It can absorb water, swell, dry, and be sanded back, and it has enough thickness to survive that cycle more than once.
Engineered hardwood is a thin wear layer bonded over a plywood core. When water gets into it the adhesive layers can separate, which is delamination, and the wear layer may peel, bubble, or split. Delamination is not repairable. An engineered floor that has delaminated has to be replaced in the affected area, and this is why we always establish which type you have before quoting a water damage job.
What repair actually looks like
The typical scope is targeted. We replace the boards that genuinely cannot be saved, weaving new material into the existing field rather than cutting out a rectangle, so there is no visible patch outline. Replacement stock is matched to species and plank width. Then the whole area is sanded and refinished together so the new wood and the old wood take colour as one floor.
That blending is the part that separates a repair you notice from one you do not, and it is a large part of what we do in repair and restoration work. A perfectly executed board replacement that is finished separately will still read as a patch.
Where the water came from matters
The source shapes the repair as much as the volume does. A clean supply line burst is the best case, because the water is clean and the damage is physical rather than contaminated. A dishwasher or refrigerator line leak is often worse than it looks, because it has usually been happening slowly for weeks behind an appliance where nobody could see it.
Sewage backup is a different category entirely and is not a flooring question first. Contaminated water requires remediation before anyone discusses refinishing, and porous materials that absorbed it usually have to be removed regardless of how the wood looks.
Slow leaks are the ones that catch homeowners out. By the time cupping appears at the edge of a kitchen island, the subfloor underneath has often been wet for a long time. We check the subfloor, not just the surface, because refinishing over a wet subfloor guarantees the problem returns.
Drying done properly
Proper drying is slower and more controlled than most people expect. Blasting heat at a wet floor dries the surface while the underside stays saturated, which drives the boards further out of shape rather than back toward flat. Steady air movement plus dehumidification, over weeks rather than days, is what actually works.
The measurement that matters is moisture content, taken with a meter, compared against the moisture content of known dry wood elsewhere in the same house. When the wet area matches the rest of the house and holds steady for several days, the floor is ready to assess. Until then any repair decision is a guess.
Insurance and documentation
If you are making a claim, photograph everything before anything is moved or dried, including the source of the water and the full extent of the affected area. Keep the moisture readings if a restoration company takes them. Adjusters ask about the timeline of drying, and being able to show that the floor was dried properly before repair supports the case that the repair scope is reasonable.

Common questions
Will cupped hardwood flatten on its own?
Often yes, if it is dried slowly and evenly. Many cupped floors settle back close to flat over several weeks of controlled drying, after which a normal refinish handles the remainder. Do not sand a cupped floor while it is still wet.
How long should I wait before refinishing a water damaged floor?
Until the wood has returned to a stable moisture content in equilibrium with the house, which commonly takes several weeks. Sanding early is the most common way a salvageable floor gets ruined.
Can black water stains be sanded out?
Usually not. Black staining generally means mould or a deep tannin and iron reaction, and it runs deeper than sanding reaches. Those boards are normally replaced.
Is engineered hardwood repairable after water damage?
Less often than solid. If the layers have delaminated, the wear layer has separated from the core and that cannot be repaired. The affected area needs replacing.
Do you replace just the damaged boards?
Yes, wherever the surrounding floor is sound. We weave matched boards into the existing field and then sand and finish the whole area together so the repair blends rather than showing as a patch.
