Bella Vista started as a Cooper Communities recreational and retirement development, and it was built out in waves from the 1960s through the 1990s. That history left a remarkably consistent housing stock: ranch and split level homes, most of them originally floored in 2-1/4 inch red oak strip. It is the single most common floor we work on.
The good news for owners is that this wood is nearly always worth refinishing. Solid three quarter inch oak is built to be sanded several times across its life, and a floor from 1985 has typically only been done once, if at all. What has failed is the finish. Old oil based polyurethane ambers heavily with age, which is why so many of these floors read orange before we touch them and completely different after.
A large share of our Bella Vista work comes from new owners taking over from the original residents. The house is structurally fine, the layout works, and the floors look dated rather than damaged. A sand and finish resets that for a fraction of replacement cost, and it is the single highest impact thing you can do to a Bella Vista POA home before moving in.
The lakefront and hillside homes around Lake Ann, Lake Windsor, and Lake Avalon add a humidity consideration. Wood moves more near water and on walkout levels. We spec accordingly, and we talk through species and finish choices for those conditions at the estimate rather than after.

Yes, and that is how most Bella Vista jobs run. Dustless sanding with HEPA filtered containment means the vast majority of these refinishes happen with the family still living in the home. We coordinate one room at a time or whole house by zone.
Our floors look orange. Can that be fixed?
Yes, and it is one of the most common things we are called for here. The orange is aged oil based polyurethane, not the wood. Sanding back to raw oak and refinishing with a waterborne Bona system changes the color of the room completely.
Our home is 25 years old. Refinish or replace?
Almost always refinish. Solid three quarter inch oak from the 1990s and 2000s has plenty of wood left for one or more sandings. Replacement costs more and usually swaps out better material for worse.
What species and finish do you recommend for a lakefront Bella Vista home?
Engineered hardwood is more dimensionally stable than solid in high humidity, and white oak and hickory hold up well. For finish, Bona Traffic HD where traffic is heavy. We assess the specific level and exposure on site.
Do you do screen and recoat as well as full refinishing?
